Owner FAQ
Straight answers for property owners
Questions we hear from owners considering professional management or a change in managers.
What types of properties does Silvergate manage?
Commercial and medical office properties, including office, retail, industrial and mixed-use buildings, as well as commercial subdivisions that need common-area fee administration. Medical office is our specialty.
What areas do you serve?
Silvergate serves the North Denver area, including Thornton, Northglenn, Westminster, Broomfield, Longmont and Erie. Our office is at 2900 E. 136th Ave, Unit 215, Thornton, CO 80241.
Who will I work with?
Silvergate is principal-led. Owners work directly with Brian Veatch, a commercial real estate developer and broker with experience in medical office development, facility planning and owner’s representation.
How do I know it’s time to replace my current property manager?
Common signs include slow responses, unclear or late reporting, maintenance that only happens after something breaks, vendor costs you can’t explain, missed lease dates and tenants who seem frustrated. If several sound familiar, it may be time for a conversation.
What does switching managers involve?
We collect records, leases, service contracts, warranties, keys and vendor information from the prior manager or from you, introduce ourselves to tenants, and set up maintenance, billing and reporting. The goal is a handoff tenants barely notice.
What should a commercial management agreement include?
At minimum: the scope of services, reporting expectations, spending approval limits, how emergencies are handled, how fees are calculated, the term and termination provisions. We walk owners through each of these before anything is signed.
How is property management priced?
Pricing depends on the property’s size, type, tenant mix and the services required. After learning about your property, we provide a written proposal so you can see exactly what is included.
What is different about managing medical office buildings?
Healthcare tenants depend on reliable building systems and often have specialized equipment, access and scheduling needs. Maintenance has to be coordinated around patient care, noise and infection-control requirements, and the right specialists engaged when clinical operations require them. Tenant buildouts are also more complex, which is where owner’s-representative experience helps.
How do you control maintenance costs?
Through preventative maintenance, clearly written scopes of work, competitive bids for significant non-emergency projects, checking invoices against approved scopes, and weighing repair against replacement over the life of the equipment.
How are emergencies handled?
Issues are triaged by severity. In a true emergency, people are directed to safety and emergency services first and qualified professionals are engaged right away; the owner is informed as soon as practical. Non-emergency spending always follows the approval limits agreed with the owner.
Will I still approve major expenses?
Yes. Each owner sets approval limits for non-emergency work. Larger projects come to you with a scope, pricing and our recommendation.
What reports will I receive?
Reporting covers operations, maintenance activity, spending and property finances. We agree on the format and schedule with each owner at the start of management.
Can you help with tenant buildouts or improvements?
Yes. Brian has served as an owner’s representative on multiple tenant buildouts, coordinating between owners, tenants, designers and contractors to keep projects on track.
Can you collect fees for a commercial subdivision or shared common area?
Yes. We budget, bill, collect and account for assessments according to the governing documents, and coordinate the common-area services those fees support.
Do you work with owners who live outside Colorado?
Yes. Out-of-state owners often value a local partner who sees the property regularly and keeps them informed without requiring them to be on site.
Do you manage residential properties?
Our focus is commercial and medical office property and commercial subdivisions. If you own something else, call us and we’ll tell you honestly whether we’re the right fit.
