Owner services

A management partner who starts by listening

Before we propose anything, we want to understand what you own, why you own it, and what is costing you money or time today. Then we manage the property around your goals.

Management from the owner’s side of the table

Silvergate is led by Brian Veatch, a commercial real estate developer and broker who has consulted with medical practices on business strategy, facility planning and building design since 2005. He has served as an owner’s representative on tenant buildouts and holds a Master of Science in Real Estate and the Built Environment from the University of Denver.

That background shapes how we manage. We look at every maintenance decision, vendor contract, lease obligation and tenant conversation in terms of what it means for the asset: its income, its condition and its long-term value.

Questions we ask first

  • What do you want this property to accomplish?
  • What’s working today, and what isn’t?
  • Who manages it now, and why consider a change?
  • Where is it costing you money or time?
  • What are your plans for the property over the next several years?

What owners get

Everything an owner needs from a manager

A direct line to the principal

Owners work with Brian and can reach him directly. Questions get answered by someone who knows the property and has the authority to act.

Clear, regular reporting

Updates on operations, maintenance activity, vendor spending and property finances, in a format agreed with you at the start.

Tenant relationships

Professional, prompt communication with tenants. Good tenants who feel well served are more likely to renew, which protects your income.

Lease administration

Tracking of critical dates, renewal and option windows, notice requirements and each party’s maintenance and repair obligations.

Budgets and operating costs

Annual operating budgets, attention to recurring vendor costs, and accurate recovery of shared operating expenses where leases allow it.

Collections and accounting

Timely billing and collection, organized records and statements, with follow-up on late payments handled professionally.

Vendor management

Qualified, insured vendors with clear scopes of work, and invoices checked against what was approved.

Capital planning

A forward-looking view of roofs, mechanical systems and other major components so large expenses are planned, not surprises.

Recommendations, not just reports

When something can be done better, such as a renewal strategy, a service contract or a repair-versus-replace decision, we bring a recommendation and the reasoning behind it.

How it works

Taking over management, step by step

  1. Discovery

We talk through the property, your goals, the current arrangement and the problems you want solved.

  2. Property review

We review the building, its systems, leases, service contracts and open issues to understand what we’d be taking on.

  3. Proposal

You receive a written management proposal tailored to the property, with the scope of services and how we would handle reporting, approvals and emergencies.

  4. Transition

We gather records, keys, contracts, warranties and vendor information, introduce ourselves to tenants, and set up maintenance and reporting so nothing is dropped in the handoff.

For developers

Completing a building and operating it are different jobs. Brian has developed medical office buildings, a surgery center and an industrial building, so we understand the handoff from construction to operations: warranties and closeout documents, initial maintenance programs, vendor setup and the first round of tenant move-ins and buildouts.

For self-managing owners

If late-night maintenance calls, vendor scheduling, tenant questions and bookkeeping are taking more of your time than the property is worth, we can take on the day-to-day work while keeping you informed and in control of major decisions.

For out-of-state and passive investors

A trusted local partner who sees the property regularly, manages vendors in person and reports clearly, so you don’t have to be on site to know how your investment is doing.

For owners unhappy with their current manager

Slow responses, unclear reporting, reactive maintenance and unexplained costs are common reasons owners make a change. We make the transition orderly and keep tenants informed throughout.
